BEEAH Launches Phase One of Khalid Bin Sultan City in Sharjah

Sharjah, UAE – BEEAH has announced the launch of Phase One of Khalid Bin Sultan City, a next-generation urban community in Sharjah designed with a focus on sustainability, smart technology, and people-first living.

The development is the first in the Middle East to feature a Concept Masterplan by Zaha Hadid Architects, following their acclaimed design of the BEEAH Headquarters. Built as a climate-smart and sustainable city, Khalid Bin Sultan City aims to redefine the way communities are designed across the region.

Phase One will feature villas and townhouses that integrate sustainable technologies, climate-responsive architecture, and community-focused design. Residences are built to encourage connections among families while blending contemporary architecture with Sharjah’s cultural identity.

Vision for a Sustainable City


Khaled Al Huraimel, Group CEO and Vice Chairman of BEEAH, said:

“Khalid Bin Sultan City is the natural next step in BEEAH’s journey to shape smarter, more sustainable communities. This project brings together our experience in sustainability, technology, and urban innovation to create a city that is designed for the future while rooted in Sharjah’s identity. As the first of its kind in the region, we set a new benchmark for community design that balances human well-being with sustainability.”

Nada Taryam, CEO of Real Estate at BEEAH, added:

Every villa and townhouse has been designed with sustainability and comfort in mind, but the true value of this community lies in how the design brings people together.”

Market Appetite for Smart Communities


Savills Middle East has been appointed as the master agent for the project. With four decades of regional experience, the global real estate consultancy will provide market expertise and sales strategy.
