Damac Properties Tops Out Cavalli Tower as Dubai’s Branded Residence Booms

Dubai, UAE — Damac Properties has completed the structural works of Cavalli Tower, marking a major milestone in its AED 1 billion (US$ 272 million) ultra-luxury project and reinforcing Dubai’s growing dominance in the branded residence segment. The 71-storey tower, designed by award-winning architect Shaun Killa with interiors by Italian fashion house Roberto Cavalli, is on track for handover by the end of next year.

Cavalli Tower Nears Completion 

The topping-out ceremony marked the completion of the tower’s superstructure with the final concrete pour on its 71st floor, according to a statement from Damac. Substructure works are now finished, while interior and exterior fittings are progressing toward final delivery.

“Cavalli Tower is a structural and design landmark that embodies Damac’s futuristic vision to blend fashion, architecture and art into Dubai’s skyline,” said Ali Sajwani, Managing Director, Damac Group. “With this topping out, we are one step closer to delivering a true global landmark in luxury living.”

Located beside Dubai Marina’s beachfront, Cavalli Tower will feature 436 residences, including one- to five-bedroom apartments, duplexes, and penthouses with views of the Arabian Gulf, Palm Jumeirah, or Dubai Marina. Select homes feature private terraces, Jacuzzis, and hydroponic living walls.

Amenities will include a Malibu Bay-inspired beach pool, sky gardens, an infinity pool, and 24-hour butler and à la carte housekeeping services — hallmarks of the rising branded lifestyle trend redefining Dubai’s luxury real estate market.

“Delivering the world’s first Cavalli-branded tower demonstrates our shared commitment to precision, quality, and engineering excellence,” added Tian Sanchuan, Chairman and President of China State Construction Engineering Corporation Middle East (CSCEC ME), the project’s lead contractor.

Evolving Market: Dubai’s Branded Residence Surge

The topping out comes amid a record-breaking phase for the Dubai property market, which has seen total sales value exceed AED 525 billion in the first 10 months of 2025, according to the Dubai Land Department.

This surge has been driven in part by the global appetite for branded residences — luxury projects backed by fashion, hotel, or design brands that offer premium pricing and lifestyle experiences.

According to Knight Frank’s research, branded residences in Dubai currently represent approximately 2% of the residential market and command an average premium of 25-30% over unbranded equivalents, with fashion-branded properties commanding even higher premiums of 35-40%.

Analysts say Damac’s continued partnerships with international design houses position it strategically in this high-margin segment. “Developers like Damac are leveraging fashion-brand tie-ins to meet growing demand from global investors seeking identity-driven luxury assets,” said an analyst.

The company’s 2019 acquisition of Roberto Cavalli S.p.A. has enabled a broader integration of design into real estate, extending across multiple projects including Damac Bay 1 and 2 by Cavalli and Cavalli Estates in Damac Hills.

Architectural Symbolism and Market Relevance

The tower’s concept — inspired by Cavalli’s signature glamour — symbolizes how Dubai’s architecture increasingly intertwines with global fashion and design. Architect Shaun Killa, known for the Museum of the Future, has designed the structure to emphasize verticality, fluidity, and light, framing uninterrupted panoramic views from every unit.

From a market standpoint, Cavalli Tower arrives at a time when Dubai Marina remains one of the city’s top three high-performing districts by transaction volume, with steady demand from international buyers and rental yields averaging between 6–8%.

For Indian investors — who consistently rank among Dubai’s top five property buyer nationalities — branded residences such as Cavalli Tower offer both prestige and asset diversification in a stable, tax-efficient market. The UAE’s Golden Visa program, long-term property visas, and digital title transfers have further strengthened confidence in off-plan and premium property investments.

Luxury Meets Investment Value

Damac’s execution of Cavalli Tower underscores the city’s transition from traditional luxury to lifestyle-driven investment assets. As the branded residence model matures, analysts expect continued upward pressure on pricing for limited-edition, fashion-affiliated properties in prime locations like Dubai Marina, Downtown Dubai, and Palm Jumeirah.

With completion due in 2026, the tower is set to become a focal point of Dubai’s evolving high-end skyline — merging global fashion heritage with the city’s architectural ambition.
