Dubai, UAE — Vision Developments says VISTA, its last launch in Dubai Production City, sold out in under seven hours. The developer has now broken ground on a third building in the district, and portal listings put its handover in a period when Dubai expects one of its largest waves of new homes.
For a buyer in India looking at Dubai Production City, the ticket size is the first number to compare. The lowest listed price, AED 594,000, is about Rs 1.56 crore. That buys roughly 1,650 sq ft at Bengaluru’s benchmark rate, or about 530 sq ft in Mumbai.
Sera Gardens Puts 246 Homes On Eight Floors In Dubai Production City
The project, Sera Gardens, has 246 apartments, from studios to three- and four-bedroom duplexes, according to a TradeArabia report carried by Zawya. The building has a ground floor, a podium, eight residential floors and a roof. Sales opened in May, and some units face the golf course at Jumeirah Golf Estates, the company said.
Chief executive Masoud Al Zarooni said the groundbreaking “represents another important step in the continued growth of Vision Developments.”
Vision says its two earlier projects in Dubai Production City have sold out. It did not say how many Sera Gardens units have been sold, and the sell-out claims are the developer’s own figures.
Prices come from property portals. Binayah lists a starting price of AED 594,000, unit sizes of 417 to 3,202 sq ft and a plan of 20% down and 80% at handover. Other listings start at AED 666,000, and several broker listings in July advertised a waiver of the 4% Dubai Land Department fee.
Rs 1.56 Crore Buys 530 Sq Ft In Mumbai, 1,920 In Hyderabad
Anarock’s second-quarter benchmarks show how far the same money goes at home. At Rs 29,270 per sq ft in Mumbai, Rs 1.56 crore covers about 530 sq ft. It stretches to about 1,170 sq ft in Gurugram, 1,440 in Noida, 1,650 in Bengaluru and 1,920 in Hyderabad.
Per square foot, Dubai Production City is not cheap by Indian standards. Engel & Völkers puts the district’s median apartment price at about AED 1,018 per sq ft, or roughly Rs 26,700. That is close to Mumbai’s benchmark and about twice Gurugram’s. The comparison is rough, since Anarock tracks benchmark localities and the two markets measure area differently.

8.2% Rent Here, 117% Price Growth In Gurugram
The case for Dubai rests on rent. Engel & Völkers puts the average gross yield on apartments in Dubai Production City at about 8.18%. Anarock puts yields at 4.6% in Bengaluru, 4.3% in Gurugram and Mumbai, 3.9% in Noida and 3.6% in Hyderabad.
Indian cities have paid out through prices instead. Anarock’s benchmarks rose 125% in Noida and 117% in Gurugram between 2019 and mid-2026, and about 90% in Bengaluru and Hyderabad.
The 8.18% also comes from existing stock. New-build prices are higher per square foot, so the same rent earns less, and service charges come off the top. Besides, betterhomes said median apartment rents in Dubai fell 3.8% between June and September.
A 20/80 Plan That Fits Inside One LRS Year
The 20% deposit is about AED 118,800, or Rs 31 lakh. The 80% due at handover, about AED 475,000, sits inside one person’s annual limit of USD 250,000, roughly AED 918,000, under India’s Liberalised Remittance Scheme.
Remittances above Rs 10 lakh a year attract 20% tax collected at source. It can be claimed back against income tax, but the cash is locked up until then, and Indian banks cannot lend for LRS transfers. The dirham has also gained about 6.8% against the rupee this year, a movement that will apply to the handover payment too.
Two Building Booms At Once
Vision did not give a completion date. Property Finder shows the fourth quarter of 2027, while Binayah and another listing point to early 2028. Betterhomes counts 136,815 homes scheduled for delivery across Dubai in 2027.
India is building fast too. Anarock counted about 1.14 lakh launches across the top seven cities in the third quarter, up 18%, with Hyderabad’s up 120%. Unsold stock rose 12% to about 6.3 lakh homes. An Indian investor weighing Dubai Production City against Bengaluru or Hyderabad is choosing between two crowded pipelines.
VISTA’s Handover Will Say More Than A Groundbreaking
Vision has not published a construction timeline for Sera Gardens. Whether VISTA, its earlier Dubai Production City building, hands over on schedule will be a better guide to delivery. Rents there through 2027 are the other number to track, alongside price growth in Gurugram and Bengaluru.
A Bet On Rent Where Indian Cities Bet On Price
For investors, Sera Gardens is a bet on rental income in an affordable part of Dubai Production City, with execution and supply as the open questions. End-users get a low deposit and time to save for the balance. For Indian residents, the payment plan fits the remittance rules, and the yield is close to twice what Gurugram pays. The trade-off is that Indian cities have rewarded owners through price growth, while this purchase depends on 2028 rents holding up as new supply lands. NRIs with UAE income avoid the currency risk that buyers in India carry until the last payment clears.
