Abu Dhabi, UAE — Buyers spent AED 12.97 billion on 2,809 homes in Abu Dhabi in October. Abu Dhabi property sales rose 30% in value from September and 35% from October 2025, while Dubai’s market has been cooling.
The average home sold off-plan by a developer cost AED 5.04 million, about Rs 13.2 crore. For a buyer living in India, that is more than five years of one person’s remittance allowance.
Hudayriyat Golf Estates Took AED 3.64 Billion Alone
The figures come from a Springfield Properties report based on Abu Dhabi Real Estate Centre data, Arabian Business reported.
Hudayriyat Island led off-plan sales with 603 deals worth AED 4.46 billion. One project, Hudayriyat Golf Estates, accounted for AED 3.64 billion across 542 sales. Al Reem Island had 260 off-plan sales and Yas Island 259. Al Rahah on Yas Canal took AED 1.17 billion and Ramhan Island AED 897 million.
Modon led Abu Dhabi property sales by developer, with AED 4.53 billion in off-plan sales, ahead of Aldar at AED 1.50 billion and Ohana Development at AED 1.15 billion. The three took more than 70% of developer off-plan value.
Villas Drive Abu Dhabi Property Sales With 80% Of Off-Plan Value
Abu Dhabi property sales are tilting towards bigger homes. Villas and townhouses were 1,142 of the 1,980 developer off-plan deals and nearly 80% of their value. Homes above AED 5 million made up 29% of those deals, up from 19% a year earlier.
That shift explains most of the 44.5% jump in the average off-plan price to AED 5.04 million. More expensive homes are selling, which is not the same as each home getting dearer.
Off-plan apartments averaged AED 2,337 per sq ft, up 10% from a year earlier but down 4% from September.

44 Homes Above AED 25 Million, Topped By Al Jubail
At the top, 44 homes sold for more than AED 25 million each, worth AED 1.75 billion together. Forty-three were villas or townhouses, and 40 were sold off-plan by developers.
The most expensive was AED 100 million, about Rs 262 crore, at Bada Al Jubail Phase 2 on Al Jubail Island. Nine homes sold for more than AED 50 million. Hudayriyat had 25 of the 44 top-end deals.
Resales also added to Abu Dhabi property sales. Owners sold 722 homes for AED 2.69 billion, up from AED 1.55 billion a year earlier. About AED 1.64 billion of that was off-plan homes changing hands before completion.
Rs 61,000 Per Sq Ft, Twice Mumbai’s Benchmark
At about 26.2 rupees to the dirham, Abu Dhabi’s off-plan apartment average works out to roughly Rs 61,200 per sq ft. Anarock’s mid-2026 benchmark for Mumbai was Rs 29,270, so the Abu Dhabi figure is about twice as high. It is more than four times Gurugram’s level and more than six times Bengaluru’s.
The comparison is not like for like. Abu Dhabi’s number is an average of new off-plan apartments in one month, mostly on islands and waterfronts. Anarock tracks benchmark localities across each city. Still, Abu Dhabi new-build pricing now sits well above most Indian cities, including Hyderabad and Pune.
An AED 5 Million Villa And The LRS Limit
India’s Liberalised Remittance Scheme lets one person send USD 250,000 a year. An AED 5.04 million home, about USD 1.37 million, needs roughly five and a half years of one person’s limit, or under three for a couple pooling two.
Remittances above Rs 10 lakh attract 20% tax collected at source, and Indian banks cannot lend for LRS transfers. Off-plan payment plans spread the cost, but the dirham has gained about 6.8% against the rupee this year, which raises each instalment in rupee terms.
So Indian money in Abu Dhabi property sales at this level likely comes from NRIs in the Gulf and families with assets already abroad. Gurugram offers a comparison at home. Homes above Rs 10 crore sold Rs 24,120 crore there in 2025, Business Today reported.
One Island And One Developer Carry The Month
The risk is concentration. One island produced about a third of Abu Dhabi property sales by value in October, and one developer led off-plan sales. A single large launch can lift a monthly total that a quieter month will not repeat.
Supply is the other issue. Springfield expects more projects to come to market heading into 2027, and buyers will have more choice. Delivery dates and resale prices on islands such as Hudayriyat and Ramhan will show whether off-plan buyers paid fair prices.
November’s ADREC Data Will Show If October Was A Launch Spike
The next monthly figures will show whether Abu Dhabi property sales hold near AED 13 billion without another Hudayriyat-sized release. Indian buyers should also watch the dirham-rupee rate before committing to an instalment plan.
Abu Dhabi Pulls Ahead While Dubai Pauses
For investors, Abu Dhabi property sales now have more momentum than Dubai’s. Much of it is off-plan and concentrated on a few islands. End-users looking for a family villa have more choice than a year ago. For Indian buyers, the city’s new apartments cost about twice Mumbai’s benchmark, and its average home takes more than five years of one person’s LRS limit. Comparisons with Gurugram or Bengaluru favour Abu Dhabi only for buyers who already earn or hold money outside India.
