Dubai, July 25, 2025 — Meraas, part of Dubai Holding Real Estate, has launched a new phase of its Nad Al Sheba Gardens project, adding 201 villas and townhouses to the upscale residential community in Dubai.
The latest phase includes a mix of 4- and 5-bedroom villas, 6- and 7-bedroom luxury villas spread over two floors, and 3-bedroom townhouses. The units are designed with contemporary architecture, featuring panoramic windows, double-height ceilings, and open-plan layouts.
The development continues the masterplan’s focus on green spaces, with the new units situated around Central Park and Spine Park — landscaped zones that include walking and cycling tracks, a yoga lawn, a wave pool, and a multi-sport court. A children’s play area, direct lagoon access, and proximity to a new community mall featuring a Waitrose and other lifestyle amenities are also part of the offering.
Nad Al Sheba Gardens is located near key transport corridors, including Sheikh Mohammed Bin Zayed Road, offering accessibility to Downtown Dubai, the airport, and other commercial hubs.
Rising Investor Interest
The launch comes amid continued demand for family-oriented housing in Dubai, especially within gated communities offering integrated amenities. According to industry analysts, Indian buyers remain among the top foreign investors in Dubai real estate. The combination of high rental yields, freehold ownership, and a tax-free environment has particularly drawn interest from Indian high-net-worth individuals and business families.
Projects like Nad Al Sheba Gardens, with international schools nearby and community-focused design, are being closely watched by investors seeking long-term rental income or a family relocation option to the UAE.
Meraas has already completed earlier phases of the project, and the current launch reflects growing confidence in Dubai’s premium residential segment.
