Abu Dhabi, UAE – Aldar has sold out all 450 townhomes at the Al Deem Yas Island real estate development, generating more than AED 1.8 billion in sales. The project, located in the northeast of Yas Island, reflects the strong demand for high-quality, family-focused communities in Abu Dhabi.
Buyer trends show 68% of purchases were made by men and 32% by women. First-time Aldar customers represented 56% of sales, while 44% came from repeat buyers. Most buyers are under 45 years old, with 63% planning to live in the community. A majority, 84%, currently reside in Abu Dhabi, while 16% are from other Emirates.
The townhomes include three- and four-bedroom residences designed to balance modern living with traditional Emirati values. Among them are 26 first-of-their-kind live-work homes that integrate residential and commercial space, allowing entrepreneurs and creatives to operate cafés, studios, and boutique businesses from their residences. The concept, new to the UAE, drew significant interest, underlining the appetite for innovative housing models that support entrepreneurial lifestyles.

Residents of Al Deem will have access to a wide range of community facilities including a mosque, schools, health centre, retail outlets, parks, and F&B options. Leisure amenities extend to an equestrian centre, outdoor gym, sports courts, and an 8.2 km cycling track. An eco-loop will ensure walkable and pedestrian-friendly surroundings. Two new bridges will connect Al Deem directly to Yas Island, enhancing access to entertainment, dining, and leisure hubs, as well as providing proximity to Zayed International Airport, Abu Dhabi, and Dubai.
For Indian investors, the Al Deem Yas Island real estate development offers a compelling opportunity. With the entire project selling out at launch, capital appreciation prospects are strong. The community’s family-oriented design, combined with Yas Island’s entertainment ecosystem, is expected to boost rental yields. The introduction of live-work homes also creates new opportunities in niche rental markets. Strategic connectivity to both Abu Dhabi and Dubai airports makes the development particularly appealing for Indian expatriates and frequent travellers.
