Sharjah, UAE — Sharjah developer Arada has awarded contracts worth AED2.7 billion ($735 million) to advance construction on Masaar 2, its nature-focused megaproject in the Rowdat district. The package covers building 1,997 homes across four phases, infrastructure like roads and utilities, and design supervision. First handovers are set for 2027, with full completion by June 2028.
Sharjah Off-Plan Surge Fuels Masaar 2 Contracts
Arada appointed UAE contractors Intermass for phases 1, 3 and 4, and Pivot Engineering for phase 2, both with prior experience on the original Masaar. Darwish Engineering Emirates handled enabling works on the 10.5 million sq ft site and will develop infrastructure, including a swimmable forest lagoon. Consultancies include Dewan Architects for phase designs, CRTKL for the master plan, Parsons Overseas for infrastructure, and DAR for supervision.
Launched in February 2025, Masaar 2 sold out in hours, generating AED5.6 billion in sales, underscoring strong demand for off-plan properties in Sharjah. Arada Group CEO Ahmed Alkhoshaibi said: “From sales launch in early 2025 to full handover in mid-2028, Masaar 2 will be one of the fastest community completions in the UAE, and delivered to the exceptional standard that our customers have come to appreciate.”
He added that this milestone underscores our commitment to on-time delivery and world-class quality as we continue to shape some of the UAE’s most sought-after residential destinations.”

Sharjah’s real estate market supports such rapid progress, with transactions hitting AED44.3 billion in the first nine months of 2025, up 58.3% from 2024 and exceeding the prior year’s full total. Off-plan sales drive this growth, aided by affordability—properties cost 30-50% less than Dubai equivalents—and expanded foreign ownership zones. CBRE notes UAE off-plan values rose 35% year-on-year in early 2025, with Dubai’s market hitting record highs that spill into Sharjah.
Indian Investors Eye Sharjah Off-Plan Opportunities
Foreign buyers from 121 nationalities fueled Sharjah’s surge, with Indians prominent alongside Pakistanis, Brits and Russians, drawn by high rental yields and visa perks for property owners. Indians hold 22% of Dubai transactions in 2025, increasingly eyeing Sharjah for value.

Masaar 2 fits this trend, offering premium villas and townhouses in a 40,000-tree green spine, appealing to families seeking wellness amenities near Dubai. Arada’s track record—half of original Masaar handed over, full completion by end-2026—builds trust amid broader UAE demand for sustainable communities. In September, Arada launched Masaar 3 with 4,000 homes, extending the concept.
