Mashriq Elite Breaks Ground on Floarea Skies in JVC

Mashriq Elite Real Estate Developments today broke ground for their fifth residential project - Floarea Skies - in Jumeirah Village Circle (JVC)

Dubai, UAE — Mashriq Elite Real Estate Developments has broken ground on its fifth residential project, Floarea Skies, in Jumeirah Village Circle (JVC) — the Dubai community that has led sales transactions for 2024 and the first three quarters of 2025.

The AED 350 million project will add 192 premium yet affordable apartments to JVC’s residential inventory, where annual asset appreciation has averaged over 10 percent and rental yields range between 8–9 percent. The 23-floor tower, spanning a 20,441 sq ft plot, is scheduled for completion in Q4 2027, the developer said.

“Floarea Skies in JVC is a very exciting project for us as we mark our presence in the top-ranking residential community in Dubai. Excellent infrastructure, connectivity to key locations in Dubai, and serene urban neighbourhood ambience, have ensured a thriving residential community in JVC,” said Kamran Muhammad, CEO of Mashriq Elite Developments. 

He added that the upcoming Purple Line metro in the immediate proximity will only fuel further investor interest in properties here with the potential for scaled-up RoI

Strong Market Context for Affordable Dubai Real Estate Investment

JVC continues to top Dubai’s residential performance charts. According to DXB Interact, the community recorded a 17.6 percent year-on-year rise in sales volume and a 20.3 percent jump in value in Q3 2025. It remains the city’s most transacted area for affordable Dubai real estate investment, buoyed by end-user demand and mid-income investor appeal.

Studios at Floarea Skies start from AED 666,000, one-bedrooms from AED 1.07 million, and two-beds from AED 1.49 million. The building will comprise 42 studios, 134 one-beds, and 16 two-beds ranging from 398 sq ft to 1,170 sq ft.

“The demand for residential apartments at JVC has been on the rise sharply and this has been reflecting in the robust investor inquiries we have been receiving ever since the announcement of the project,” added Muhammad.

Design, Amenities, and Connectivity

Floarea Skies will feature a rooftop infinity pool, kids’ organic pool, zen garden, floating meditation deck, mini-golf course, splash pad, and poolside Baja shelves. Residents will also have access to a reading corner, board-game area, sunken lounge, BBQ zone, and a fully equipped gymnasium.

Located at the entry and exit point of JVC, the development benefits from direct access to Sheikh Mohammed Bin Zayed Road and Al Khail Road. Key landmarks such as Dubai Marina, Media City, Burj Al Arab, Dubai Cricket Stadium, Dubai Autodrome, and Mall of the Emirates are within a 10-minute drive, while Downtown Dubai, Business Bay, and Dubai Mall are reachable within 25 minutes.

The upcoming Purple Line metro extension will connect JVC with Dubai’s wider transport network, expected to further enhance accessibility and property values once operational.

Developer Outlook and Pipeline

Mashriq Elite Developments said Floarea Skies reinforces its strategy to grow mid-segment housing supply while maintaining construction timelines and quality. The company’s portfolio and partnerships extend across Saudi Arabia, Singapore, Indonesia, and the UAE, reflecting its cross-sector experience in real estate and telecom.

Over the next two years, the developer plans to add over 1,200 residential units in Dubai through new projects: Floarea Vista (Discovery Gardens), Floarea Grande (Arjan), and Floarea Oasis (Dubai Land Residential Complex). Upcoming ventures include Floarea Breeze (Dubai Islands), and plots already secured at Meydan District-11 and Dubai Production City (DPC).

Investor Perspective

For investors — particularly those from India, who accounted for nearly 20 percent of Dubai’s real-estate transactions in 2024 — JVC’s affordability, rental yields, and maturing infrastructure continue to make it a preferred gateway for long-term diversification.

The entry-level pricing of Floarea Skies offers a realistic starting point for buyers seeking exposure to the affordable Dubai real estate investment segment, while off-plan handover in 2027 allows flexible payment structures.

Floarea Skies underscores how developers are responding to sustained demand in Dubai’s mid-market segment by creating lifestyle-oriented yet accessible projects. As JVC maintains its top position for apartment transactions, Mashriq Elite’s latest launch highlights investor confidence in the district’s growth story — and strengthens Dubai’s reputation as a destination for affordable Dubai real estate investment.
