ABU DHABI, UAE – Aldar Properties has announced the launch of 450 townhomes exclusively for Emirati buyers at the family-oriented Al Deem community in Abu Dhabi, located northeast of Yas Island. Sales are set to open on September 12.
The new development comprises three- and four-bedroom townhomes that prioritize spacious layouts and privacy. Each home features a majlis and multiple entrances, designed to integrate contemporary living with traditional Emirati values.
Aldar said the project also introduces 26 three-bedroom live-work homes, the first of their kind in the UAE, offering commercial space on the ground floor and private living quarters above.

The Al Deem community, formerly known as Balghaiylam, is being developed under Abu Dhabi’s national housing programme in partnership with the Abu Dhabi Housing Authority. With more than 1,700 homes already launched across six earlier clusters, this latest release represents the seventh cluster in the masterplan.
The new offering is positioned as an opportunity for Emirati families to live near relatives who purchased homes in earlier phases.
Two new bridges will also connect Al Deem to Yas Island, ensuring direct access to shopping, dining, and entertainment destinations such as Yas Mall, Ferrari World, Yas Marina, and Yas Waterworld. The location also offers convenient connectivity to Zayed International Airport and the wider Abu Dhabi region.

While the current launch is reserved for UAE nationals, analysts say projects like Al Deem community in Abu Dhabi highlight the scale of housing demand in the capital’s residential market.
