“Palm Jebel Ali stands as a symbol of Dubai’s vision and enduring ambition,” said Khalid Al Malik, CEO of Dubai Holding Real Estate.
“This latest release of villas reinforces Nakheel’s commitment to excellence in design, delivery and community creation. As construction advances, we remain focused on delivering homes and neighbourhoods that elevate quality of life and contribute to Dubai’s long-term growth story.”

The Beach Collection comprises five- and six-bedroom villas ranging from 7,500 to 8,500 sq ft. Designs include Cyan Sky by NAGA Architects, Cobalt Beach by LOCI, Baia Luna by WATG, Wave Crest by LW Design Group, and Ocean Whisper and Bluejay by SAOTA.
Each villa within The Beach Collection embodies refined simplicity, featuring floor-to-ceiling glass facades and open layouts designed to capture sea views and natural light.

Characterized by bold geometries and warm, natural tones, the Coral villas seamlessly blend indoor luxury with outdoor tranquility, reflecting Dubai’s coastal landscape.
Architecture Rooted in Context and Innovation
Every villa within both collections is tailored to its natural surroundings, combining architectural precision with coastal-inspired aesthetics. The designs emphasize sustainability and livability, aligning with Nakheel’s broader vision of creating environmentally conscious communities that celebrate design and location.
The villas’ architectural partnerships with leading global studios reinforce Dubai’s position as a hub for innovative design and international collaboration.
Enhancing Community and Connectivity
Complementing the residential component, Palm Jebel Ali will feature a 9,000 sqm retail centre offering a curated selection of retail and dining options, as well as a Friday Mosque designed by Skidmore, Owings & Merrill (SOM).
The mosque, accommodating up to 1,000 worshippers, presents a modern interpretation of Islamic architecture with sculptural forms that blend light and shadow to create an atmosphere of calm reflection.
A Landmark of Dubai’s Urban Vision
Spanning 13.4 km and comprising seven islands, Palm Jebel Ali features 16 fronds and more than 90 km of beachfront, establishing a new growth corridor in the Jebel Ali area.
Aligned with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda (D33), the project integrates smart city technologies, sustainable design principles, and walkable public spaces to foster a mixed-use, pedestrian-friendly environment.
Nakheel’s delivery of Palm Jebel Ali reflects the emirate’s ongoing commitment to urban innovation, sustainability, and world-class residential development.
Perspective for Indian Investors
For Indian investors, Palm Jebel Ali presents a compelling opportunity to participate in one of Dubai’s most prestigious coastal masterplans. As a Nakheel-led project under Dubai Holding Real Estate, it offers long-term security, design pedigree, and strong potential for capital appreciation.
Given the limited supply of waterfront freehold properties in Dubai and sustained demand among high-net-worth investors, the villas at Palm Jebel Ali Dubai are expected to attract both end-users and global investors seeking exclusivity, design excellence, and investment stability.
Dubai’s track record of high rental yields and transparent ownership laws further strengthens the case for Indian buyers looking to diversify into premium offshore real estate.
Palm Jebel Ali continues to evolve as a flagship project that embodies Dubai’s architectural ambition and its vision for sustainable, future-ready living. Through this launch, Nakheel reaffirms its role as one of the region’s most influential developers, shaping communities that define Dubai’s global real estate identity.
