BEYOND Developments Launches Kanyon, a AED 1.5 Billion Tower at Dubai Maritime City

Dubai, UAE — BEYOND Developments has launched Kanyon, a new AED 1.5 billion residential tower and the latest addition to the design-focused masterplan reshaping Dubai Maritime City. The development, described as a sculptural landmark shaped by light, movement and nature, marks the second major tower within what the company calls the region’s first “Forest District by the Sea.”

The launch of Kanyon residences at Dubai Maritime City comes as the area continues its transition into one of Dubai’s most distinctive mixed-use waterfront zones, offering proximity to Port Rashid, Mina Rashid Marina and road links to Downtown Dubai.

Design Language Inspired by “Green Canyon” Concept

The tower’s architecture draws inspiration from a “Green Canyon,” featuring a cascading vertical forest spine that rises along the structure. The façade curves inward and outward to reflect shifting daylight, while the planted layers soften the building’s lines and anchor it to the surrounding landscape.

Each home is oriented to maximise natural light and offer wide views of Downtown Dubai’s skyline, the World Islands, Port Rashid and the planned forested district below. The project will feature 411 one-, two- and three-bedroom residences, scheduled for delivery in Q2 2029.

“With our masterplan, we envisioned a community shaped by wellbeing, thoughtful design and a closer relationship with nature, creating an environment where people can live with greater ease and purpose,” said Adil Taqi, CEO of BEYOND Developments.

He added that Kanyon builds on this vision by drawing the landscape into the heart of the building and shaping a living experience that feels warm, intuitive and deeply rooted in its surroundings.

The introduction of Kanyon residences at Dubai Maritime City is expected to strengthen the developer’s presence in the emerging district, which has seen rising interest from both domestic and international investors seeking design-led waterfront assets.

Lifestyle Amenities to Support Daily Living

The tower incorporates a layered amenities program positioned to enhance daily routines. Features include co-working spaces overlooking greenery and ocean views, elevated pavilions, landscaped terraces, a modern fitness club, a dedicated spa and family-oriented spaces.

A rooftop sky bar and a sky pool crown the tower, offering residents elevated views above the district. At ground level, a terraced landscape called the Green Descent creates a seamless connection between the tower and the wider natural masterplan.

Market Context and Investor Outlook

Dubai Maritime City has recorded increased transaction activity as waterfront developments continue to outperform the wider market in absorption rates and price appreciation. Projects within niche lifestyle districts—such as nature-integrated communities—are drawing higher end-user and investor interest.

The launch of Kanyon residences at Dubai Maritime City aligns with a broader shift toward experiential living and design-driven real estate, a segment increasingly targeted by developers following strong demand in 2023–2025.

Indian investors remain among the top buyer nationalities in Dubai real estate. For this segment, Kanyon residences at Dubai Maritime City offer three notable advantages:

1. Long-Term Capital Growth Potential

Waterfront districts with distinctive architectural concepts often command premium resale values. As Dubai Maritime City matures, supply remains limited compared with larger master communities.

2. Proximity to Port Rashid Cruise Terminal

Short-term rental appeal may strengthen due to tourism flows, especially with India–UAE travel volumes increasing annually.
