Dubai, UAE — Mashriq Elite Real Estate Developments has broken ground on its fifth residential project, Floarea Skies, in Jumeirah Village Circle (JVC) — the Dubai community that has led sales transactions for 2024 and the first three quarters of 2025.
The AED 350 million project will add 192 premium yet affordable apartments to JVC’s residential inventory, where annual asset appreciation has averaged over 10 percent and rental yields range between 8–9 percent. The 23-floor tower, spanning a 20,441 sq ft plot, is scheduled for completion in Q4 2027, the developer said.

Strong Market Context for Affordable Dubai Real Estate Investment
JVC continues to top Dubai’s residential performance charts. According to DXB Interact, the community recorded a 17.6 percent year-on-year rise in sales volume and a 20.3 percent jump in value in Q3 2025. It remains the city’s most transacted area for affordable Dubai real estate investment, buoyed by end-user demand and mid-income investor appeal.

Studios at Floarea Skies start from AED 666,000, one-bedrooms from AED 1.07 million, and two-beds from AED 1.49 million. The building will comprise 42 studios, 134 one-beds, and 16 two-beds ranging from 398 sq ft to 1,170 sq ft.
“The demand for residential apartments at JVC has been on the rise sharply and this has been reflecting in the robust investor inquiries we have been receiving ever since the announcement of the project,” added Muhammad.
Design, Amenities, and Connectivity
Floarea Skies will feature a rooftop infinity pool, kids’ organic pool, zen garden, floating meditation deck, mini-golf course, splash pad, and poolside Baja shelves. Residents will also have access to a reading corner, board-game area, sunken lounge, BBQ zone, and a fully equipped gymnasium.
Located at the entry and exit point of JVC, the development benefits from direct access to Sheikh Mohammed Bin Zayed Road and Al Khail Road. Key landmarks such as Dubai Marina, Media City, Burj Al Arab, Dubai Cricket Stadium, Dubai Autodrome, and Mall of the Emirates are within a 10-minute drive, while Downtown Dubai, Business Bay, and Dubai Mall are reachable within 25 minutes.
The upcoming Purple Line metro extension will connect JVC with Dubai’s wider transport network, expected to further enhance accessibility and property values once operational.
